Project Overview

The Challenge: Severely Compromised Dock Shelters

A property managed by Gabriele Properties in Burlington was experiencing significant operational and energy efficiency issues due to the condition of its dock shelters. The facility was using dock shelters that were not suitable for their door sizes or the types of trucks servicing their facility. This mismatch led to several persistent issues:

  • Missing headers: Several dock positions had lost their protective headers, leaving gaps exposed to outside air and weather.
  • Torn beyond repair: Years of heavy use and exposure had left the dock seals ripped and deteriorated, with fabric and foam falling apart.
  • No longer sealing around trailers: The shelters failed to create a tight seal, allowing outside air, moisture, and pests into the building.
  • Energy loss and operational inefficiency: The improper fit and torn dock shelters resulted in uncontrolled air infiltration, higher heating and cooling costs, and uncomfortable working conditions.

Switching to Proper Dock Seals and Saving with Energy Rebates

Northern Dock Systems recommended replacing the old dock shelters with six (6) new head curtain dock seals specifically designed for the facility’s door dimensions and the types of trucks that regularly dock at the site. The project included:

  • Working with the local utility company for energy rebates: We were able to get Garbriele Properties a one-time energy rebate, which covered 74% of the project costs. They can also expect $3,060 in annual energy savings, which will give them an ROI within 1.45 years for all six dock seals.
  • Removal of old, damaged dock shelters: All failing seals and shelters were safely removed from dock positions 1 through 6.
  • Professional installation of new dock seals: New EGI dock seals were installed, restoring a tight, reliable seal around trailers and protecting the facility from outside elements.
  • Quality assurance: Each dock position was inspected to ensure proper fit and maximum energy efficiency.
