Project Overview

Energy-Saving Dock Seals Help Prevent Costly Air Loss

Loading docks are one of the most common sources of energy loss in industrial facilities. Even small gaps around dock doors can allow heated or cooled air to escape, increasing utility costs and putting extra strain on HVAC systems.

To improve energy efficiency at its Woodbridge facility, Quality Cheese partnered with Northern Dock Systems to upgrade two loading dock positions with new dock seals through the Enbridge Gas Shipping Door Program. The project helps reduce air infiltration while creating a more comfortable working environment.

The Challenge: Unsealed Dock Doors Increase Energy Consumption

Every time a trailer is parked at a loading dock, gaps around the trailer can allow outside air to enter the building. During winter, cold air increases heating costs. During summer, hot and humid air forces cooling systems to work harder.

Quality Cheese wanted to reduce energy waste and improve building efficiency at its loading dock area. After evaluating the facility, Northern Dock Systems recommended installing dock seals to create a tighter seal around incoming trailers.

The Solution: Dock Seals Funded Through the Enbridge Gas Program

Northern Dock Systems supplied and installed two dock seals designed to minimize air leakage during loading and unloading operations. One planned dock position was excluded at the customer’s request because the dock was occupied by a trailer that had not been moved for an extended period.

The new dock seals help:

  • Reduce heated and cooled air loss
  • Lower energy consumption
  • Improve indoor comfort
  • Block drafts and moisture
  • Keep out dust and insects
  • Reduce wear on heating and cooling equipment

Results: Estimated Annual Energy Savings of $3,816

The project is projected to generate approximately $3,816 in annual energy savings by reducing air leakage around dock doors. These savings help lower heating and cooling costs while supporting long-term facility efficiency goals.

In addition, funding through the Enbridge Gas Shipping Door Program helped offset approximately 95% of the total project cost, allowing Quality Cheese to achieve a rapid return on investment.

Lower Utility Costs and Improved Facility Comfort

While dock seals are a relatively small upgrade, the impact can be significant. By reducing unwanted air exchange, facilities can improve temperature control, reduce energy waste, and create a more comfortable environment for employees working near loading docks.

For Quality Cheese, this simple improvement delivers ongoing energy savings while helping protect the facility from weather, moisture, dust, and other outdoor contaminants.

Looking to lower heating and cooling costs? Northern Dock Systems can help identify dock door upgrades that reduce energy loss and improve facility performance.
