Eliminating Air Gaps and Lowering Energy Costs at a Multi-Dock Facility

When Roopa Knitting Mill noticed excessive gaps around its aging dock seals, it became clear that valuable conditioned air was escaping every day. At this busy multi-dock facility, four existing dock seals had gaps ranging from 2 to 4 inches, allowing outside air to enter the building and increasing heating and cooling costs. To solve the problem, Northern Dock Systems supplied and installed four new head curtain dock seals, creating a tighter seal around parked trailers and improving energy efficiency throughout the facility. Roopa Knitting Mill is located in Brampton, Ontario.

Installing New Dock Seals for Better Environmental Control

To improve the building envelope at the loading dock, Northern Dock Systems installed four new head curtain dock seals. Three dock positions measured 102″ x 108″, while one dock position measured 102″ x 120″. The new seals were designed to close the gaps left by the aging equipment and provide consistent contact with incoming trailers. As a result, Roopa Knitting Mill now benefits from improved protection against drafts, temperature fluctuations, dust, and outdoor contaminants.

Maximizing Incentives with Enbridge Gas

In addition to improving dock performance, Northern Dock Systems worked directly with Enbridge Gas to secure available energy efficiency incentives. Consequently, 84% of the project cost was covered through a one-time incentive, significantly reducing Roopa Knitting Mill’s upfront investment. This financial support made the upgrade an easy decision and delivered immediate operational benefits.

Because the new dock seals eliminated the large air gaps around the dock openings, Roopa Knitting Mill is expected to save approximately $1,992 annually in energy costs. Furthermore, the project achieved an impressive 0.88-year return on investment, allowing the company to recover its remaining investment in less than one year. With lower energy consumption and improved environmental control, the facility can continue to reduce operating costs year after year.
