A Customer Success Story from Northern Dock Systems
Project Overview
We completed a preventive maintenance inspection of 14 overhead dock doors at this manufacturing plant in Toronto.
Each preventive maintenance report details:
- A multi-point inspection sheet detailing what was completed at each position on each piece of equipment.
- Items of interest with pictures of the equipment, both before and after the preventive maintenance and the repairs, along with any technician notes.
- Asset priority list, which gives you an overview of which equipment passed or failed along with a summary of what was done at each position.
Overhead Door Multi-Point Preventive Maintenance Checklist
For each of the manual overhead sectional doors, our technician performed a multi-point preventive maintenance inspection where he:
- Inspect and secure lower jambs and door track, straighten if required
- Inspect door sections for any dents or damage.
- Inspect and lubricate rollers and hinges.
- Inspect and lubricate door springs.
- Inspect the bottom bracket for damage.
- Inspect and adjust the slide lock.
- Inspect and secure the lift handle and step plate
- Inspect the pull rope or chain hoist for damage.
- Inspect cables to make sure they are not frayed or fraying, which could be a safety risk of the cable snapping soon.
- Inspect the side, top and bottom weather seals to make sure they haven’t been torn off or have any gaps, which would prevent them from properly sealing.
- Clean and inspect the door windows for any cracks or gaps.
Inspecting and Replacing Damaged Weather Seal
To get it ready for the upcoming cold fall and winter months, our technician made sure to check for any damaged, bent or missing weather seal around the sides, bottoms and tops of the doors. For any damaged or missing weather seal, the technician replaced it during the preventive maintenance visit.
Weather seals and stripping stop pests, rodents and insects from getting into your warm building when the weather starts to get cold. It only takes the smallest gap in the weather seal for a pest to infiltrate your facility. Furthermore, the weather seal stops white lights and helps you save on energy by sealing out cold drafts and keeping warm air inside.
Inspecting and Replacing Damaged Slide Locks
In addition to the weather seal, the technician inspects all other components of the doors for any damaged or worn items. During this particular preventive maintenance visit, the technician discovered two bent slide locks that needed to be replaced so the building could be properly secured at night. Our technicians arrive with fully stocked trucks with common parts such as slide locks, weather seals, rollers, hinges and door cables. As a result, they can complete minor repairs on the spot during the preventive maintenance visit.
Broken Spring
However, for larger repairs, the technician will make of note of the model and take pictures so our team can create an estimate for the larger repair. For this particular preventive maintenance, only one door failed the inspection. The door in question was a door at position 15, which had a broken spring. Any broken springs and/or welds are marked with spray paint. Then photos and details were sent back to our team to provide an estimate to this client.
Ready for the Cold Fall and Winter Months
This manufacturing plant’s doors are now ready for the upcoming cold fall and winter. They feel confident that they have done their due diligence to make sure to seal up any gaps around the doors to prevent pests and white light from getting in.
